What to Expect During a Roof Replacement in Northeast Ohio (Start to Finish)

Getting a new roof is a big job. Here's exactly what happens — from the first inspection to the final cleanup — so you know what to expect at every step.

Getting a new roof isn’t something most people do more than once or twice in their lives. It’s a significant project, it involves your home, and there are a lot of contractors out there who don’t communicate well. The result is that a lot of homeowners go into a replacement anxious about what’s going to happen — and that anxiety is almost always because nobody told them what to expect.

This is that explanation. Start to finish, no surprises.

Step 1: The Inspection

Everything starts with a professional inspection. For storm damage claims, this is a free visit — we get on the roof, document what we find, and give you an honest read on the condition and what a claim process looks like.

What happens during the inspection:

  • We walk the full roof surface, not just the obvious areas
  • We check flashing, ridge caps, valleys, penetrations (vents, chimneys, skylights)
  • We inspect gutters and secondary surfaces for hail impact evidence
  • We photograph everything — damage documentation is the foundation of a successful claim
  • We check the attic if accessible, looking for signs of existing water intrusion

If the inspection shows qualifying storm damage, we walk you through what the claim process looks like and what to expect. If it doesn’t, we tell you that too.

The inspection takes roughly 45 minutes to an hour. You don’t need to be on the roof or climbing anything.

Step 2: Filing the Claim and the Adjuster Visit

Once you decide to move forward, we help you file the claim with your insurance company. You make the call — we make sure you have everything you need to do it accurately.

Your insurer will schedule an adjuster to come out and inspect the roof. This is where having us on-site matters. We’ve seen adjusters miss flashing damage, undercount impact points, or approve partial replacements when the full roof qualifies. We walk the roof with the adjuster and make sure every item of damage is seen and documented.

The adjuster submits their findings to the insurer, who then issues a scope of work and a payment estimate. We review that scope to confirm it covers what the job actually requires.

Most claims in Northeast Ohio are resolved within two to four weeks of the adjuster visit. Some move faster. Complex claims or supplemental requests can take longer.

Step 3: Scheduling the Job

Once the claim is approved and we’ve confirmed the scope, we get you on the schedule. We’ll give you a specific date — not a vague window.

What to do before the crew arrives:

  • Move vehicles out of the driveway if possible — we’re bringing a dumpster and materials delivery
  • Let us know about any low-hanging items in the garage (the vibration of a tear-off can shake things loose)
  • If you have pets that are noise-sensitive, plan accordingly — tear-off is loud
  • Let your neighbors know — common courtesy and they’ll appreciate it

We’ll call you the evening before to confirm the crew’s arrival time.

Step 4: The Day of Installation

A full roof replacement on a typical Northeast Ohio home takes one day. Occasionally two for larger or more complex rooflines. Here’s the sequence:

Morning: Crew arrives, sets up safety equipment, positions the dumpster, and protects your landscaping and exterior with tarps where needed.

Tear-off: The old roofing material is removed completely. This is the loudest part of the day. Crew works systematically across the roof so nothing gets left exposed to weather.

Deck inspection: Once the tear-off is complete, we inspect the roof deck (the plywood or OSB beneath) for soft spots, rot, or damage. Any sections that need repair are addressed before anything goes on top. [OWNER: note whether this is included or billed separately — important to clarify for customers upfront]

Underlayment and ice/water shield: In Northeast Ohio, this isn’t optional. Ice and water shield goes along eaves and in valleys — the areas most vulnerable to ice dam damage in winter. Proper underlayment over the rest of the deck is next.

Shingles: Installation begins at the eaves and works up. Your selected shingle color and style, installed to manufacturer specifications.

Flashing, ridge caps, and accessories: New metal flashing goes around every penetration. Ridge caps finish the peak. Pipe boots, vent covers, and other accessories are replaced or sealed as needed.

Cleanup: The crew loads all debris into the dumpster. We run a magnetic roller across your yard and driveway to pick up nails — every pass. We don’t leave until the property is clean.

Step 5: The Final Walkthrough

Before we leave, we walk the job with you. You see the finished roof, ask any questions, and we document the completion for warranty and insurance purposes.

GAF Certified installations come with manufacturer warranty documentation we provide directly to you. [OWNER: add your specific GAF warranty tier if applicable]

What the Day Actually Feels Like

It’s a full workday of activity at your home. Here’s what homeowners consistently tell us:

“Santiago and his crew had multiple, excellent quality touch points with us throughout the entire roof replacement project. They were quick, thorough, and cleaned up nicely afterwards. They even fluffed up our grass!” — Lisa McClellan

“They were extremely responsive every step of the way. Very pleased with the workmanship of my new roof. I wouldn’t hesitate to call them again.” — Frank Lazzo

The noise is real — a tear-off is not quiet. But it’s one day. Most homeowners find the whole thing faster and less disruptive than they expected.

What About Payment?

For insurance claims, the process is straightforward:

  • Your insurer pays us directly for the approved claim amount
  • You pay your deductible — that’s your out-of-pocket cost
  • If there are supplemental items (deck repairs, additional materials) not in the original scope, those go back through the insurer for approval before we proceed

We don’t ask for full payment upfront. A deposit at scheduling, the remainder when the job is complete and you’re satisfied.

“They made the insurance process extremely easy. They dealt with my insurance and got me approved for a FULL roof replacement. I didn’t have to pay a penny more than my $1,500 deductible.” — Alexander Dimitrov
